Texas Home Insurance

Before purchasing home insurance in Texas, it is best to study the different types of coverages that providers will generally offer. There are several types of coverage you may encounter, however the three most common are standardized policies. These are the HO-A, HO-B, and HO-C policies. They are called “standardized” because they offer the exact same type of coverage regardless of what provider writes them and regardless of the cost of the policy. For this reason, if you are shopping for a standard Texas home insurance policy, you should look around until you find the cheapest rate.

In addition to these three standard policies, many texas home insurance policy providers will add additional “endorsements,” or upgrades to the standard policy, for an additional fee. It is important that you first understand what is covered in the basic policy as defined by the state insurance commission. This will help you better determine whether an endorsement is worth considering. Still other home insurance providers may offer custom policies. Please keep in mind that these policies must first be approved by the Texas insurance commission.

The following summary describes the three types of Texas home insurance policies you most commonly encounter:

• HO-A policies are the least expensive and therefore provide the least coverage. Only the damages specifically listed in the policy are covered. HO-A policies offer “Actual Cash Value” on their settlements. In other words, many other costs you will face when restoring lost property- including labor and time considerations- will not be included.
• HO-B policies provide replacement cost coverage for most risks that can cause damage to the dwelling, and they provide actual cash value for personal property for the types of damage specifically named in the policy.
• HO-C policies provide the most extensive- and expensive- coverage. HO-C policies provide replacement cost coverage for most types of risks which threaten the dwelling or personal property.

When comparing these different types of standardized policies, or any type of Texas home insurance policy, it is important to understand the types of damage that none of these policies may cover. For instance, neither the HO-A, HO-B or the HO-C policies cover flood damage, even though they might possibly cover other types of water damage. In most cases, flood insurance is a completely separate type of policy. Those at risk of flooding should consider this type of insurance, which can be obtained from most agencies.

Vehicles themselves can range from small, compact cars, SUV’s, to off road, 4X4 vehicles. We also insure pickups, luxury imports, and automobiles with specialty service equipment. Some of these vehicles may require only personal coverage, while others need commercial Texas auto insurance. It is vitally important that you work with an agent that can help you properly classify your vehicle an assure coverage in the event of a claim.

Getting all the facts on your coverage is another critical factor in determining policy type, scope of coverage, and cost. We offer this type of detailed information at no cost to all serious inquiries. For instance, our website has numerous articles that explain the new minimum liability automobile insurance requirements. It is important you make certain that your Texas auto insurance policy covers you at the minimum legal limit. The limits for bodily injury have changed. The old limit of $20,000 per person you injure and $40,000 per occurrence where you are liable for bodily injury has been increased by the Texas state government in 2008. The new limit is $25,000 per person and $50,000 per occurrence. Property damage has also been raised to a minimum of $25,000. Neglecting to update your Texas auto insurance policy will result in citations, or worse, prevent you from registering your vehicle.

Our Agency remains committed to making Texas auto insurance readily available to every Texan, ranging from the high school student to the elderly person. Low Cost Commecial Property Insurance FAQ

Why have I had so much difficulty finding low cost commercial property insurance?
If you have yet to secure your property with fencing, gates, or the addition of central monitored alarm systems, you may face application rejection due to unacceptable exposure perils. Risks of vandalism, theft, or malicious mischief can automatically disqualify you from low cost commercial property insurance. Also, failure to maintain “clean” grounds by trimming trees and removing debris and unused tools will likely result in higher premiums or even possible disqualification of coverage.

Why is commercial property insurance sometimes so hard to obtain?
We understand it isn’t easy. You may feel like you face some very limited options when it comes to obtaining low cost property insurance. Commercial property insurance carriers in Texas have very stringent underwriting guidelines when it comes to evaluating risks associated with commercial property. These guidelines are set by insurance law and by mitigating factors that affect the insurance industry itself. Finding what you need in all of this can be a time consuming process if you don’t work with the right kind of agent.

What type of agent should I work with?
Ideally, it is best to work with an agent who has previous experience with underwriting and who can help you see your property through the eyes of an insurance carrier. This is the easiest way to locate low cost commercial property insurance, because it provides options for the owner that will enable him or her to enlarge the number of carriers seeking to insure the property in question. This contributes directly toward lowering premium costs.

If an agent does not have expertise in underwriting, vital determining factors that could affect the cost of premiums can be overlooked. You may also wind up overinvesting in expenditures that will have little or no bearing on your premium costs.. It is very difficult to find the time to do all the homework necessary to strike this balance and run a business, and it is also difficult for agents not previously experienced in underwriting to know all the advantages that carriers can be persuaded to offer the property owner.

How can I improve my chances of getting low cost commercial property insurance?
When you work with an agent like George White who has worked in underwriting, you will learn how to cost effectively transform your property quickly and relatively cost effectively into real estate that even the most particular carriers will indemnify with dependable coverage options. If you take the time to invest in proactive security and maintenance, and properly document these changes, you will give yourself the best chance of obtaining low cost commercial property insurance.

Texas Auto Home Insurance is a statewide multi-line property and casualty insurance source that has opened its vault of underwriting processes to commercial property owners for years, allowing property owners to find ways to control the risk from their end and better position themselves in the eyes of the insurance carrier. Commercial Auto Insurance Discounts for New Texas Businesses

At Texas Auto Home Insurance, our main objective is to properly cover your company. We also want to make it very clear that we will save you money in the process. This premium saving process involves defining the coverage necessary and then using all available discounts and credits authorized by the Texas Department of Insurance and the Texas insurance carrier.

Texas Insurance Law makes provision for two types of Commercial Automobile Liability Insurance policy options. The first Split Limit coverage. It separates bodily injury from property damage limits.

The second is Single Limit policy coverage. It lumps lumps the total amount of property damage and bodily injury coverage into one dollar amount limit.

Texas Auto Home Insurance will help you determine which of these policy types offer you the maximum benefit on each of your commercial vehicles and their respective uses. We do this because we know that you will probably be using more than one type of vehicle and even possibly vehicles of different sizes and weight capacities. One type of coverage may be optimal for a commercial auto, but another type of coverage may be required for a mid-sized truck or commercial van.

We know that your business is unique and may have been founded for a number of reasons. You may have just opened your doors for a start up venture. You may have grown tired of the corporate world and decided to open your own home-based business. Or, you may have an existing business in another state that is opening a new Texas office. Regardless of the specific dynamics you are currently facing, we want to assist you in saving valuable time by identifying your best possible coverage options and tying those coverage options to any possible discount or premium savings we can negotiate with the carrier on your behalf. We know that you simply do not have the time to itemize the needs of each vehicle in your fleet and cross reference those requirements against the complexity of Texas insurance law. However, any one of our agents will be glad to do this for you and help determine which policy type and which coverage options best fit each specific vehicle in your company fleet.

Property Insurance for Texas Landlords Living Out of State

Many people who own property in Texas live out of state. To protect their investment and against liability, these landowners should obtain Texas landlord insurance. This, however, can be complicated for an individual unfamiliar with the vastness and diversity of our state. Each of our varied geographies and climates tends to carry with them their own unique set of perils. Texas landlord insurance, for example, is not the same in the Panhandle than it is on the Gulf Coast. Texas landlord insurance policies also vary greatly according to the type of building insured. Houses are covered differently than duplexes, for example. The time it takes to research community risk ratings and variations in Texas insurance laws specific to different areas is often time the property owner simply does not have. It is much more expedient and cost effective for an out of state property owner to work with a statewide agency like Texas Auto Home Insurance who is familiar with all Texas regions and communities and is able to find ways to discount the cost of Texas landlord insurance.

Texas Auto Home Insurance will identify some of the key coverage points and exposures that landlords face in different parts of Texas. These coverage needs will depend greatly on the location of the property within the state itself, the size of the building and its location within the surrounding community, and its status as either a commercial property or residential property. Each one of these factors carries its own set of risks and coverage indemnities. In spite of the complexities of insurance laws, there are opportunities to save money on landlord insurance on any type of property, anywhere in Texas.

Because our laws may be somewhat different from the home state of the insured, they often require some explanation before a landlord insurance policy is written. Texas Auto Home Insurance agents will take the time to share this information with serious inquirers. We feel it is important to explain insurance in simple, understandable terms to our clients so that they may better understand their options.

One very important point of Texas landlord insurance policies are vacancy clauses and fire rates. Vacant policies need be insured with only the necessary coverage that allows the owner time to prepare the building for tenants and occupy the lease. If a vacancy clause is not properly worded, or absent altogether, a landlord may end up paying higher premiums on a building that has not yet been leased.

Texas Auto Home Insurance will help landlords determine if their investment property is near enough to fire protection to qualify for a discounted fire rate, or if the property is justifies a higher, standard rate. Most out of state investors forget that rural properties obtainable for cheap prices many also carry higher premiums on fire protection because of their remote location. It is a good idea for any speculators to call our office first and explore the hypothetical on Texas landlord insurance first before making a down payment on property that may turn out to be more expensive in the long run than anticipated.

Liability exposure differs also from state to state. If a landlord does not have proper liability coverage and is sued for something that occurs in Texas, out of state assets may suddenly become exposed and vulnerable to Texas law. This is another very important point for you to consider, and one that justifies taking the extra precaution of thoroughly looking at all of your liability coverage options with a qualified, trained insurance agent at Texas Auto Home.
